Viii. The price of this auction is the calculation unit. If there is any error in the measurement of the house area in the future, it will not affect the result of this auction. The information provided in the auction announcement, bidding instructions, pictures and videos is for reference only。

Ix. Other matters not agreed in this auction and leasing activity shall be subject to the transfer agreement (or lease contract) signed by the client and the bidder (lessee)。

X. Liability for breach of contract

1If the bidder raises objections or reneges on other reasons or refuses to sign the Auction Transaction Confirmation, failure to fulfill the payment obligation as agreed shall be deemed as a contrite bid。The bid deposit paid shall not be returned entirely as liquidated damages. The deposit shall be used first to compensate the auctioneer's commission and other losses, and the rest shall be retained to compensate the client's losses and recover the auction objects in accordance with the provisions of the Auction Law of the People's Republic of China。

2Where the consignor agrees that another auction needs to be held, the original bidder shall pay the commission that he or she should have paid in the first auction, and where the price of the second auction is lower than the price of the previous auction, the defaulting bidder shall make up the difference。

11. Important note

1.After the auction is completed, the bidder must sign the written "Auction Confirmation" at the auctioneer's office within seven working days from the date of the auction. The bidder shall pay the first year's rent and the three-year rent commission (according to the three-year rent)4%Commission), and a performance lease deposit of ten thousand yuan and sign a lease contract with the lessor。

2.If the bidder fails to pay the amount in due time, the full amount shall be applied daily1‰Payment of liquidated damages to the auctioneer (deducted from the deposit)。If the buyer fails to pay the full amount more than five days after the time limit, the buyer shall bear the liability for breach of contract, the bidding deposit shall be confiscated in full, and shall be converted into liquidated damages and shall not be returned。The subject matter shall be disposed of in accordance with Article 39 of the Auction Law。

Article 39 of the Auction Law: A bidder shall pay the price of an auction object in accordance with the agreement. If the bidder fails to pay the price in accordance with the agreement, he shall bear the liability for breach of contract, or the auctioneer shall re-auction the auction object with the consent of the client。Where an auction object is put up for auction again, the original bidder shall pay the commission payable by himself and the client in the first auction。If the price of the re-auction is lower than the original auction price, the original bidder shall make up the difference。All the transaction price and auction commission agreed in the bidding contract shall be transferred to the auctioneer's account in one lump sum within ten working days (including the date of auction transaction)。Those who delay or refuse to sign the Auction Transaction Confirmation or fail to pay the full amount as required are in breach of contract。The bid deposit paid will not be returned, and the corresponding legal responsibility shall be borne in accordance with Article 39 of the Auction Law。

3.The objects of this auction shall be executed in accordance with the Auction Law, the Civil Code of the People's Republic of China and other relevant laws and regulations。After the auction is completed, after the buyer has paid all the money (including the rent for the first year of the auction and the rent commission for three years), he shall go to the client for the transfer of the subject matter by presenting the Auction Confirmation Letter and payment certificate。
